The team at the sales office is friendly, but they represent Lennar. Having your own agent usually costs you nothing, because in new construction the builder typically pays the buyer's agent, and the home price is generally the same either way. What changes is having someone on your side.

Nobody knows yet, and anyone quoting exact prices is guessing. Timber Creek next door averaged about $545,000 on resale over the past year, which is the best reference for now.
