Lennar is listed as the client on the master concept plan for Daniels Creek filed with Lee County. Lennar has not yet announced sales, floor plans or prices for the community.
What the county records show
The land is filed as the "Daniels Parkway South Mixed Use Planned Development." Its master concept plan, prepared by Morris-Depew Associates and dated December 23, 2021, names Lennar as the client. The plan covers about 1,233 acres at 13400 Daniels Parkway, between Daniels Parkway and Immokalee Road (SR 82), north of Southwest Florida International Airport (RSW).
Lee County's development activity map lists the project (record DOS2023-00140) as a mixed-use planned development for 1,600 homes and up to 350,000 square feet of commercial space. As of October 11, 2026, its status is "Permitting."
What has been announced
- About 1,600 homes. The Sembler Company named Daniels Creek and its 1,600 homes in its July 28, 2026 announcement of the shopping centers next door.
- Groundbreaking in August 2026. Land clearing is visible from Daniels Parkway.
- Single-family and multi-family neighborhoods around lakes and large wetland preserves, according to the concept plan.
What has not been announced
- Floor plans, home sizes and prices
- HOA and CDD fees
- Amenities (clubhouse, pool, fitness) and when they open
- The date sales open and where the sales center will be
Concept plans can change before construction. Until Lennar publishes details, treat anything more specific with caution.
What Lennar built next door
Lennar also built Timber Creek, directly across Daniels Parkway, with about 1,310 homes. It is the best preview of what Daniels Creek could look like and cost. See the Daniels Creek vs. Timber Creek comparison.
Do you need an agent to buy from Lennar?
No, it is not required. But the sales team represents Lennar, not you. If you want your own agent, Lennar's broker policy says the agent must be registered at your first contact and come with you on your first visit, or they can't represent you later. In new construction the builder typically pays the buyer's agent, so having your own representation usually doesn't cost you anything. Confirm the terms in your contract.
