Living in Gateway, Fort Myers

By Fernando Daza, Realtor, eXp Realty · Updated October 14, 2026

Gateway is a master-planned area in east Fort Myers, around Gateway Boulevard, between Daniels Parkway and SR 82, just north of Southwest Florida International Airport. It's where Timber Creek is, and where Daniels Creek is being built.

How Gateway is run

Gateway's infrastructure is managed by the Gateway Services Community Development District, created in 1986 under Florida law. It handles stormwater, drinking and irrigation water, street lighting, and recreation areas such as the Commons pool, the Sherman Soccer Complex, trails and common areas. Gateway is in unincorporated Lee County, so county services apply.

Schools

Gateway Elementary School (pre-K to 5th grade, more than 800 students) is at 13280 Griffin Drive and opened in 1992. Lee County assigns schools by address and has a school choice process, so always check the assignment for a specific home with the School District of Lee County before you buy.

Shopping: big changes coming

  • Gateway Marketplace, at Daniels Parkway and SR 82, is under construction: a 54,964 sq ft Publix, a Home Depot of about 107,500 sq ft plus a garden center, and a McDonald's with a double drive-thru. Publix and Home Depot are expected in Q3 2027.
  • Creekside Marketplace, about 41 acres across Daniels Parkway, is planned for about 250,000 sq ft of retail and medical offices. Tenants haven't been announced.
  • A new traffic signal is planned to serve both centers and the Daniels Creek entrance.

Getting around

  • Southwest Florida International Airport (RSW) is just south of Gateway, a big plus for families who travel or have visitors.
  • Daniels Parkway connects west to I-75 and JetBlue Park, the Boston Red Sox spring training stadium.
  • SR 82 (Immokalee Road) runs east toward Lehigh Acres and northwest toward downtown Fort Myers.

Who lives here

Gateway mixes golf-course living at Gateway Golf & Country Club, established neighborhoods and newer Lennar communities like Timber Creek. Many residents are families relocating from other states and countries, which is why you'll hear plenty of Spanish here too.

Things to check before you buy

  • The CDD and HOA amounts on the exact property
  • Flood zone and insurance quotes
  • School assignment for the address
  • Airport noise, depending on the street
