I'm Fernando Daza, a Realtor with eXp Realty. I live in Timber Creek, right across Daniels Parkway from where Daniels Creek is being built, and I help families buy new construction homes in Gateway and Southwest Florida, in English or Spanish.
From Colombia to Southwest Florida
I grew up in Colombia and started my career in sales for a large Latin American consumer health company. When I moved to the United States, I became a regional manager for a gutter and exteriors company covering the coast from Tampa to Naples.
That job put me on hundreds of job sites. I learned how homes in Southwest Florida are actually built: roofs, drainage, hurricane code details and the small things that separate a good build from a headache. Today I bring that eye to every new construction purchase.
Why I focus on new construction
Buying from a builder is different from buying a resale. The contract is the builder's, the sales team works for the builder, and the rules about deposits, incentives, lenders, inspections and warranties are easy to miss. I help buyers:
- Compare builders, floor plans, homesites and incentives from Cape Coral to Bonita Springs
- Understand warranty coverage, current hurricane building codes, HOA and CDD fees
- Compare the builder's lender with outside lenders
- Get independent inspections where the builder allows them
- Stay on top of construction until closing day, even from another state or country
I'm also developing a single-family investment property in Southwest Florida myself, so I know the process from the owner's side too.
Who I work with
Most of my clients are relocating: families from the Northeast and Midwest, Canadians and buyers from Latin America. Many are buying from far away, so I do video tours, walk homesites and model homes for them and send updates during construction. If you prefer Spanish, everything, from the first call to the closing, can be in Spanish.
Why I started this website
Daniels Creek is the biggest thing happening in my own neighborhood. Neighbors and clients kept asking me what's true and what's rumor, so I started tracking county records, builder news and what I see driving by every week. Every fact on this site is labeled, so you know how solid it is.
