Daniels Creek Weekly Check: Still in Permitting, and How to Check the County Record

October 30, 2026

No change this week. I checked Lee County's Development Activity Projects map on Friday, October 30, and the Daniels Creek record (DOS2023-00140) still reads "Permitting" for a mixed-use planned development of 1,600 homes and up to 350,000 square feet of commercial space.

One small difference from last week: the county updated its map data on October 29. I compared the three records for our area line by line, and none of them changed. The county's edit was to other projects.

I also searched Lennar's announcements and local news from the last two weeks and found nothing new about Daniels Creek. Lennar has not published floor plans, prices or a sales date that I could find.

Next door: Gateway Marketplace and Creekside Marketplace

  • Gateway Marketplace (DOS2024-00142), on the southwest corner of SR 82 and Daniels Parkway, is still listed as "Construction": a ±54,964 sq ft grocery store (Publix, per Sembler), a ±107,519 sq ft Home Depot with a ±28,113 sq ft garden center, and a 3,859 sq ft McDonald's with two drive-thru lanes. Sembler's July 28 announcement projects the center to open in Q3 2027.
  • Creekside Marketplace (DOS2025-00174) is still at "Development Order": about 41.54 acres with a ±150,000 sq ft retail anchor (not named yet), plus future medical office and outparcels.

Check the county record yourself

You don't have to take my word for it. Open Lee County's Development Activity Projects map, search for "Daniels Creek," and look at the Status field. When it moves past "Permitting," I'll post about it here the same week.

What we still don't know

  • Home prices, floor plans and lot sizes
  • HOA and CDD fees
  • When the sales center or model homes will open
  • The anchor store at Creekside Marketplace

Tip for buyers

Before you visit any builder, write down three questions: what is included in the base price, what the monthly HOA and CDD fees are, and what the builder's incentive requires (often using their lender). Ask for the answers in writing. And bring your own agent on your very first visit, because many builders won't add one later. More in my guide: How to buy new construction in Fort Myers.
