Daniels Creek weekly check: still in permitting, a closer look at Creekside Marketplace

October 16, 2026

I checked the Lee County records again this week. Here is where things stand.

Daniels Creek: no change

Lee County's Development Activity Projects map still lists Daniels Creek (record DOS2023-00140) as "Permitting." The record describes a mixed-use planned development with 1,600 homes and up to 350,000 square feet of commercial space. The county last updated this map on October 5, so nothing new has been posted since my October 11 update.

A closer look at Creekside Marketplace

Most of the attention next door goes to Gateway Marketplace, but there is a second shopping center in the county records. Creekside Marketplace (record DOS2025-00174) shows the status "Development Order." The county describes it as:

  • About 41.5 acres of commercial mixed-use development
  • A retail anchor of about 150,000 sq ft
  • Future medical office and outparcel users

The county record does not name the anchor store or any tenants, so I won't guess.

Gateway Marketplace: still under construction

Gateway Marketplace, at the corner of Daniels Parkway and SR 82, is still listed as "Construction" (DOS2024-00142). The county records include a 54,964 sq ft Publix with shops, a Home Depot of about 107,500 sq ft with a 28,100 sq ft garden center, and a McDonald's of about 3,860 sq ft with a double drive-thru.

What we still don't know

Lennar has not released floor plans, prices, HOA or CDD fees, or a sales date for Daniels Creek. I didn't find any new announcement from Lennar or local news this week. When that information comes out, I'll post it here and send it to the early list.

Tip for buyers

If you plan to visit a Lennar model or sales office, bring your own agent on your first visit, or register them before you go. Many builders only work with an agent who was there from the start. The builder's sales team works for the builder; your agent works for you, and the builder often pays that commission. More in my guide: How to buy new construction in Fort Myers.
